.  When a referral is a "purple envelope" referral...we very often do not have competition for a listing...ahh the advantage of a trusted advisor telling their friend, neighbor, relative that they know a real estate agent that can assist them....a valued recommendation that often does not mean other agents are interviewed.

 referral   We sometimes get referrals from other sources...agents outside our market...the internet, etc.....and those can mean that there is competition for the listing.  We understand that....and respect it. We put our best presentation forward...we don't "buy" listings...explain our inside/out marketing and Higher pricesuggest ways to put their best home forward. he  Most usually, we are not the highest price...which is fine if that is the basis for choosing an agent..and it is a price above what the market will accept....so be it, we aren't the right agents for that Seller. 

     "The other agents gave us a higher price," the Sellers confessed. We prepared to pack up our materials amd wish them well.  "You told us the truth..." they continued..."When can we start the listing?" 

     WOW.....we LOVE Sellers who truly understand that they don't choose the price...that agents will tell them what they want to hear...and MORE only to talk them down and ask for price reductions...we are not those agents...and we work with people who appreciate that !

That's a wonderful story. Too often we hear the other tale...  Buying a listing is an exercise in futility and disappointment - for everyone.  I'd rather lose a listing from the get-go over price, rather than spend a bunch of money on marketing - and have it languish on the market due to pricing problems.

Sally and David- I remember one of our homes we listed. An agent we interviewed gave us exactly the price they thought we'd hoped to hear. We knew better though and went with an agent who wasn't going to just try  to give us a good song and dance,

Hello Sally and David, my listing I told this week have 3 other agents and all 3 came in hight, but I was honest with them and said the house was dated but had gret bones and the horse pasture needed water and lots of hay would have to be deliver more for the horses.  They higher me and  had a lower price.
