Plymouth Michigan and Plymouth Township have been on my list of great places to live in Metro Detroit.  Plymouth has a great downtown and is known to be an "upscale community".  Congratulations Plymouth and Plymouth Twp for being awarded a designation of 2008 top 100 places to relocate to.  For more on Plymouth real estate, Plymouth schools, crime statistics, parks and general information go to the bottom of this page for links to my other websites about Plymouth and Metro Detroit real estate.

The City and Township of Plymouth is a real community...like a dream come true...of small town and community pride of yesteryear, yet its location (just 30 minutes west of downtown Detroit and 25 minutes east of Ann Arbor) makes it ideally accessible to some of the nation's finest offerings: business, international trade, industry, education, health care, cultural events, entertainment, travel, and Big 10 sporting events.

From 19th century antique shops in historic Old Village to our contemporary downtown, along with Ann Arbor Road, Plymouth is a shopper's paradise and the choices for dining are plentiful.

Whatever your pastime, the Plymouth Community is well suited for your kind of play. The City of Plymouth operates the Plymouth Cultural Center which offers many leisure time activities in arts and crafts, judo, acting, ballet, tap, jazzercise, gymnastics, figure skating, soccer, volleyball, football, basketball, hockey and softball. Parks in local neighborhoods feature picnic and playground equipment. Kellogg Park in the center of downtown Plymouth is a great place to enjoy lunch on a warm summer day or to enjoy a Thursday night band concert. Massey Park located at Plymouth and Haggerty Roads offers lighted baseball diamonds. Plymouth Township Park, located on Ann Arbor Trail at McClumpha is the largest of the three township parks offering a fishing pond and is home to the Peter Rockwell Monster play sculptures. There is also Hines Park which runs through the community offering acres of parkland and miles of bike trails for you outdoor amusement.

Plymouth's school system now supports 13 elementary schools, five middle schools, and two very unique high schools. The Plymouth-Canton School District encompasses a 54-square-mile area and more than 15,000 students. Students in the district consistently score higher than the state average on the Michigan Educational Assessment Program (MEAP) and the national average on the Standard Aptitude Test (SAT). One of the most innovative, educational facilities in Michigan, Centennial Educational Park (CEP), houses both Plymouth-Canton and Plymouth-Salem High Schools. The 305-acre park is one-of-a-kind learning complex with over 200 teachers, counselors, and specialists. The park serves close to 5,000 high school students, plus the Community Education Program.

Locally, Plymouth boasts its very own: Symphony, Theatre Players, Historic Old Village, Library Historical Museum, and Farmer's Market (May-October). In the center of the quaint downtown, Kellogg Park hosts concerts and festivals year-round: Fall Festival, International Ice Spectacular, Art in the Park, and The Musical Celebration. Seven public golf courses, as well as a complete range of recreational programs and facilities, are available for all ages, youth through senior adults.

Plymouth has also planned for business growth in a way that lends substance to the area, but does not overshadow the community. A solid base of industrial, research and executive parks ring the area, and retailing thrives. Business growth is in balance with the needs of the community.. The markets are here and the surrounding communities are amenable to planned business growth.

All it takes is one look around and you know you've arrived...the perfect place for you family and the most prestigious site for your business. Plymouth is what every community strives to be; it has everything for a full life except the hustle and bustle.

Hi Russ,

My wife and I visited downtown Plymouth this morning for the farmers market.  It was my first time in Plymouth and we enjoyed the atmosphere.  While strolling the area we saw some nice downtown lofts and were considering purchasing one.  If we decided to do so we were thinking that we would live there for maximum two years to build equity before purchasing our first single family home.  We have a 7 month old and feel that we will outgrow it by then.  Do you think that this would be a wise investment?

Quin,

I would not recommend buying a loft in this market to build equity if you were planning to sell it in two years.  Throughout Metro Detroit Real Estate market home prices are continuing to fall.  Nobody knows when the market will turn or level off.  There are many foreclosures that are going to hit the real estate market this winter.  That will continue to hold prices down.

I don't believe that anything you buy right now whether it is a loft, condo, or home will show much appreciation in the next two years.  You may even lose money on your purchase if you factor in real estate commissions, closing costs, state transfer taxes.

I would make your master plan as follows.  Either continue to save or start thinking about where you want to live for 5 - 10 years.  In this market I would think it should turn around in 5 years where you would get some appreciation on the home or condo you buy.  Think longer term, think of your growing family.  The days of buying a home and flipping it in a year or two for more money is gone at least for a few years.  Think 5 year increments with a little cushion for growth for your family.

Overall condos in Michigan don't appreciate as fast as homes do.  You will usually get a better rate of return on a Michigan home versus a Michigan condo.

If you would like to get emailed lists of homes or condos.  Send me an email of your wants, price range, cities you like, how many bedrooms etc and I will send you listings that you can open at your leisure.  My email is info@RussRavary.com
