If your home was on Tinder, would a buyer swipe right or swipe left?

Did you know that 92% of the home buyers today are going online for their real estate needs?  Therefore, it is imperative that your home show it's best online before a buyer comes to see it in person!  Think about it, if your home is for sale and a buyer found it on Tinder, would a buyer swipe right or swipe left?

If you have 3D goggles like Google Daydream, Samsung Gear VR or Oculus Go, you can tour the home in a virtual Reality setting.  You can advance through the home and up/down the stairs without ever leaving your chair!  It was raining when I listed this home so I am heading out today to shoot the drone video and still shots with my Phantom 4 drone.

Also, I don't just use a regular real estate sign like most of my competitors.  I use my photos of the interior and my drone to make custom signs for each residential listing that showcases the home and provides a link to a unique property website with additional details about your home, not just to our standard office website!  I don't put the price on the sign because it is subject to change and it will be listed on the website along with it's current availability. I just ordered some sign riders that say "SWIPE RIGHT".

I still like using printed flyers too.  I typically bring out 50 copies and when the homeowner notices the box is empty, they can help me refill the box and notify me it is time to print more.  Typically the neighbors all take the first set to see what the home is listed for.  I give detailed information information about the home including size and price because I think most consumers are like me and they hate the bait and switch tactics by agents that don't price these critical bits of information.  You will also see on the flyer below for the same house, it has yet another website address.  This way I can actually track where my leads are coming from.

Jim Paulson is quick to tell his clients that one way to judge the effectiveness of his marketing is to see how many of his competitors (other agents) are showing the home compared to how many times he is.  What that should tell the seller is that he isn't trying to keep the listing a secret so he can get both sides of the commission!

Joan Cox NAR says that 92 percent of buyers are going online to look at homes.  I hope this one gets lots of second dates in person.  Doing great so far just waiting on the offer.  It has been almost a week and it isn't sold yet, I am starting to worry. :)
