In the Lee county area according to local statistics, sales have increased a sharp 41% over last years numbers. Since there are many good deals in Lee county FL., many consumers are not waiting to purchase or invest in these bargains. In a market were the market is saturated with forclosures, this is the time to buy! But the majority of consumers, including myself do not have enough equity to purchase and do not want to risk becoming another forclosure statistic, like many of the Floridian's have.
In my opinion though, if you wait until the media says that the good deals are over and the real estate market has made a partial recovery, you are too late. Yes, too late because the prices have already gone up once the media has broken the news to the public. As we all know though, home buying is about taking a risk, and make wise decisions.
In closing, I think the market MAY last one more year with the amount of forclosures still listed. But they are selling very rapidly, and the market may have a minor price recovery in 6-8 months, again solely my opinion. My advice to you, don't wait for the media to tell you that the housing market has recovered, come to find increases in home prices. Good luck house hunting!
Justin, I agree now is the time to buy don't wait. We won't know where the bottom is either unitl 3 months later when prices have started to increase. Good post.
