Here Are 6 Reasons Why Your House May Not Have SOLD...

1. Over Market Value ~  Most sellers want their homes to sell right away, and want to get as much as they possibly can get for it.  They don't want to continue keeping it on the market and continue to get it ready to show on a daily basis.  It’s so exhausting!  Everyone wants top dollar for their property, but the reality is you may have to reconsider your pricing. If you price your house to interest a buyer's attention then your house may sell  faster. Hanging onto a price really doesn't work!

 

2. Showings ~ Although it's exhausting to keep your house show-ready, it has to be easily available to buyers.  If you want as many buyers as possible through your front door, it has to be seen at different times of the day.

 

3. Curb Appeal ~ You want something to catch a buyers attention when they first see your house from the outside, so keeping the lawn and curb appeal of your home maintained will give the buyer a reason to want to see more. Give them a reason to come in and buy your house!

 

 4. Clean, Clean And Then Clean Again ~ Its hard work to keep your home in show-ready condition every day, but dirty dishes in the sink, clothes scattered around the floors and cluttered bathrooms is a sure way to turn off buyers.  De-clutter your home. Pack "stuff" away that you don't use on a daily basis. You're going to have to pack them eventually. As important as curb appeal is, interior appearance is more important. Keep each room simple and clean. Less is more in staging while selling your house.

 

5. Fix What Has To Be Fixed Now ~ All those unfinished projects should be completed before your house is put on the market. A buyer who maybe interested will deduct the value from little things that they see needs to be done. Don't give them the opportunity to find those unfinished projects.

 

 6. The  Marketing Of  Your Property ~ Besides price and condition, the marketing of your residence is of great importance. Online exposure is HUGE now!  Buyers start their search on the internet and it's important that your Realtor and your house be found on the web first. Also make sure all information is listed correctly and there are photos of both the interior and exterior of your house.
