It was a mostly sunny week, punctuated here and there with showers, but overall, we had sun! Buyers were out with two condos going into escrow along with one home. Here is your update:

Mauna Kai F7 is priced at $578K. It was previously purchased for $350K in 8/14.

Hanalei Bay Villas 24 can be purchased for $869K. The seller bought this condo in 10/04 for $650K.

Puu Poa 208 is available for $1.550M. The last sale was for $15K in 3/86.

Back on the Market:

Kaiulani 22 went into escrow on 6/18 and unfortunately, fell out. Priced at $1.345M, the condo sold from the developer in 11/07 for $1,758,070.

Contingent:

After 128 days, Villas on the Prince 7 found a buyer while priced at $699K. The seller bought this unit for $625K in 6/03. Mauna Kai 5A is in escrow while priced at $499K after 14 days on the market. The last sale was in 11/12 for $295K.

Price Changes:

Kaiulani 46 reduced from $131.9M to $1.250M. The seller obtained this townhome for $1.655M in 3/07 from the developer.

Kaiulani 26 is now available for $1.395M, down from $1.450M. It sold from the developer in 10/07 for $1,432,210. LH Pali Ke Kua 108 is priced at $275K after a $24K reduction. The last sale was for $469K in 3/02. Now on to your Princeville Kauai single family home update:

Contingent:

4206 Kinau Place went into escrow in only 6 days priced at $929K. The last purchase was for $775K in 8/17.

Sales:

4140 Aloalii sold for $1.6M cash while priced at $1.795M. The prior sale was for $1.35M in 11/08.

3648 Albert sold for $810K in 1/16. It sold again this past week for $999,999 cash while listed for $995K.

Price Changes:

4049 Aloalii is now $2.840M, just slightly down from $2.85M. The seller paid $2.3M in 7/13 for the home.

4216 Kinau Place went from $1.35M to $1.325M. The seller obtained this home for $1.3M in 2/08.

That’s it for this week. As of today, Sunday, we easily surpassed the 124 sales from last June with 132 this June. It is possible that we will have a few more “late” closings on Monday. July promises to be a great month. I’ve you’re planning to buy or sell, put my experience to work for YOU!
