Do not forget about repairs and details

When a buyer will come to visit your house they will pay attention to details. So if you want to impress them you should repair whatever thing is not in its best state. Do not decorate with personal items

If you love bear rugs this is the moment to get them out of the house. Also, you should not show on sight your political affiliation, because your buyers may have other political preferences. Your house should look inviting, but personal items will not help you achieve that effect. Replace the bear rugs with simple ones and the family portraits with landscape canvases. The buyer may decide not to buy your house, only because they do not like some of your preferences and beliefs, even if the property suits perfectly their needs.

There are so many things not to do! Sellers really need to try to look at their house objectively when they are getting ready to sell. It's hard for many to do that.

I was trying to help a seller understand they needed to cut/trim the bushes/ivy/trees in front of their home and they were insisting the greenery was wonderful for shade and privacy. But it was not great for the future inspection, for photos, or for curb appeal. They indicated they understood but we shall see on my next visit.
