The Market Has Totally Recovered in Clarksville Tennessee
The housing market has been healed with prices in some neighborhoods having risen 6-8% in the last year. Overall in Clarksville I see a full 6-8% increase the last 3-4 years across the board. This is because of the hot market we have seen especially in the last 18 months.
This means if a seller wants to sell after owning for just 3 to 4 years, the seller will likely get out without having to bring money to the table. In some cases, they can put money in their pockets.
Sellers are still contributing toward closing costs but not at the level they were a year or two ago. Buyers need to bring some money to the table even if they are getting a VA loan with 100% financing. Sellers are not willing to pay it all and they don't have to.
Clarksville's housing market has just over 1000 listings and home are selling in under 90 days. If the area/neighborhood is really hot and the home is in excellent condition and priced right, it is not unusual for multiple offers and a solid contract in 2 or 3 days. Builders have increased the inventory by providing lots of new home product and these homes are generally selling before they are finished. The low interest rates have made it affordable for many first time home buyers to take advantage of this market and first time buyers like new homes.
What are some of the reasons we are seeing this appreciation? Employment is high and wages are going up. More executive jobs are out there and people are getting raises to help retain them.
Home sales are up and the inventory has been at this level or less since the first of the year. Sellers interested in selling should consider selling now while demand is strong.
