It only takes one buyer!
We often use this expression when you have a listing that doesn't sell for one reason or another and everything is right with the price and the presentation. Our job then is to reassure the seller not to panic and understand that you need to find that buyer and sometimes it takes a little longer than others.
But, sometimes it works when you just list a property as well. Friday morning after posting coming soon and just listed blog posts, uploading photos to our website and syndicating the listing, video of the property on Facebook and YouTube we had our first showing for our latest listing 380 Old Forge Crossing in Devon PA 19333, a wonderful Tredyffrin Easttown condo, on the second floor with updated bathroom and kitchen, lovely hardwood floors and a great location in the development.
Soon after that appointment the phone rang and the buyers agent said let's do some business together. Soon after an offer was presented, some minor negotiation happened and a deal was struck and an agreement was signed. Just a matter of hours.
But as a Tredyffrin Easttown seller should you take that first offer? Surely more and better offers will flow in during this sellers market. Maybe or maybe not? Why prolong something when you are offered an agreement that provides everything you wanted.
Our seller was happy, he complimented us on doing everything right and getting the job done quickly. Now, the rest of our job begins, guiding the deal through to settlement through inspections, appraisal, title etc. This is the the part of the job so many people forget about and through it all we maintain communication with the buyers agent, the client and all the people involved in the transaction so that when the day of settlement arrives everything is smooth and relaxed.
