A Trick to Help Prepare Home Sellers in Sacramento

By
Real Estate Agent with Elizabeth Anne Weintraub, Broker DRE #00697006

When I promise my potential sellers that I will never leave them wondering about what is happening with the sale of their home, I mean it. I don't promise things I don't mean. It means I know what it's like to have your home on the market. Every day you wonder: will it sell today? Will the buyers who just toured my home want to make an offer?

Part of my job is to relay this information to the seller and to keep the seller informed. The worst email I could ever receive would be from a seller telling me they haven't heard from me in a long time and wanted an update. OK, second worse email. Worst would be somebody dying. Or maybe Mt. Hood Winery closing.

But I try to set expectations with my sellers. One of the ways to set an expectation is to discuss the approximate length of time it takes to sell a home. How long will it take their home to sell is a question an agent should be able to answer. It's not based entirely on market conditions. The answer to that question lies in the home sale history.

You can read more in my personal blog about that bit of information at this link: Search Your Home Sale History Before Listing in Sacramento.

Hi Elizabeth... when I provide my Action Plan To Sell A Home to my prospective sellers, I always tell them part of its purpose is to make sure they always know what's happening with their home before, during, and after the listing/sale process. Had a call from a seller just the other day represented by another agent in my firm (I'm representing the buyer), who told me that unless he called me to get an update he had no idea where things stood.... not good, if you ask me.

Good morning Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents, listing a home is a lot more than entering it into MLS and wait for the offers to roll in. It's our obligation to keep our sellers informed of everything that involves the sale of their home from beginning to end.

Nina Hollander That is the problem when we work with other agents and we end up talking with their clients.

That pretty much sums up what the client wants. They want information and to know what is happening and what is going to happen.

Hi Elizabeth-one of the advantages of working with an experienced local agent such as yourself is that you are better able to guide them through the selling process. You are aware of what is selling and what may take longer.
