In today's real estate market, we are encouraged to GO GREEN, use less paper at every step we take.
Do you put outdoor brochures out for your new listings? Years ago, I always put 50 brochures out, and kept that box full. After-all, when a potential buyer drove by the home, and the box was empty, I thought this reflected on the listing agent. After a home went under contract, I removed this outdoor box, as I never put "under contract" on my sign, and buyers just think the listing agent is lazy and has not brought new brochures for the box.
I found the neighbors all took the brochures, then threw them away. When possible (if the home photos were available early enough) I used to send a mailed brochure to all the neighbors stating this was the time they could "pick their neighbor", and gave them heads up that a new listing was coming to the market. That eliminated most of the neighbors taking the brochures on the first day.
There are always glossy beautiful brochures inside the home, for the actual buyers that tour the home so they remember the home.
Today with cell phones, and so many apps to locate a home on-line, I feel there is not a need for outdoor brochures. What is customary in your market?
