With the number of available homes for sale continuing to shrink some home owners are being canvassed by agents either in person or by mail with the pitch they have a qualified buyer that wants to buy a home owners home.
The pitch is if you have any thoughts of selling I have a qualified buyer ready to go. They may even pitch the home owner may save money by only having to pay the buyer’s agent’s commission. It all sounds pretty tempting!

Think about this. The buyer’s agent is representing the buyer NOT you the home owner. They have to disclose that agency relationship in writing. Ok, so who is representing the home owner’s interests? NOBODY! Who is going to determine the offering price? Who is going to negotiate that price for you? Who is going to meet the appraiser at the property to justify the contract price? Who is going to meet with the home inspector that the buyer has hired? Who is going to negotiate the home inspection list on your behalf? Who is going to follow the progress of the buyer’s loan? NOBODY! That is, nobody representing the seller. This isn’t an agent wanting to list your home, he or she just wants to get the buyer a home and is under contract with the buyer to do just that. It’s called a Buyer Broker Agreement and is required in VA to represent the buyer.
