Why won't you let me see the home?

A buyer agent is having a melt down after calling at 8pm asking to see an owner occupied home at 9pm last night. They were really confuesed why I said no they could not see the this Manchester NH area home as I already know the sellers have 2 little ones who go to bed at 8pm. I also know not to call there after 8pm that I have to email them after 8pm. I also know that there is no showings after 730pm any night.

 

You see the buyer asked their buyer broker to set up an appointment anytime after 3pm yesterday. The buyer agent forgot. So when the buyer pestered them about seeing my listing, the buyer agent went into panic mode.

 

The story was still not getting them into the house last night. I did email and text me seller to let them know of the request and the reply. I also asked "if it can be done just let me know." The seller send some laughing emoji's and wished me a good night,

 

Here we are the next day where I asked the buyer agent when their buyer wanted to see the home today. The buyer agent is not available so it s the buyers loss they mumbled.

 

The MORAL OF THE STORY is to get a buyer agent who actually will assist the buyer in buying not hinder it.

 

The MOST IMPORTANT message is to share is a home seller has to work with and not against the listing agent. That every consumer that my philosophy is simple, provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

Amazing isn't it Scott, how little regard many agents have for a seller when a home is listed? It's not just this situation, it's not calling to cancel an appointment when the home was readied for a showing, it's showing up an hour late for a showing without calling. The lack of consideration and courtesy simply boggles the mind. (Of course, I would not have been available to even answer that call at 8pm.)

It never ceases to amaze me the lack of consideration agents have for sellers. Its all about what fits their schedule and no idea of an inconvenience to the seller. If there are multiple offers then they wonder why they did not get the nod to work with their buyers!

I must smile at the laughing emojis your seller sent, Scott.  I once had a transaction in escrow for my selling clients.  For one reason or another, Mr. Seller would be really cantancerous at times, but could also be exceptionally nice at others.  Finally, Mrs. Seller walked me to the car, and explained that Mr. Seller was on some kind of medication, and that if I avoided dealing with him 20 minutes before, until 20 minutes after the hours of 10:00 - 2:00 and 6:00, that she was fairly certain things would go more smoothly.  I did, and she was right!

If I were the buyer, after the agent forgot to set up the showing, he/she would be gone, fired, let go and so on.  No second chance, finished.

This is very true Scott Godzyk  I have instuction for agents with times for showings .No showings before  10 Am  No showings after 8PM  they still request times before and after and even call me at home .  Makes one wonder ..
