Ahhh the mentality of home buyers.  My market here in the South Bay of LA has been an incredible sellers market for yearsPalos Verdes Real Estate now.  We're often competing with all cash buyers, buyers willing to waive their appraisal contingency, multiple offer situations at nearly every turn.  Buyers are generally very frustrated and it seems that it's just impossible for some of them to ever get an offer accepted.

I have a current situation in which I knew of an upcoming listing and my clients wanted it.  We put in a full price offer before it hit the market but unfortunately the sellers didn't want to risk leaving money on the table so they sat on our offer and put it on the market anyway.  My buyers told me that they would come up in price...whatever it took.   Unfortunately the sellers still wanted it open over the weekend as they hoped for additional offers.  After the weekend the listing agent sent me a counter (not a multiple mind you) basically accepting our offer with a few small changes.  

My clients who just days before said they would do anything to get it.....now were not so sure.  Were they overpaying?  Maybe they should wait?  Maybe they could drag the sellers into the same uncomfortable waiting game they had been in just a day or two earlier.  

As it's a fair price and likely to be even higher a month from now, I'm trying to recapture my clients excitement of only a few days earlier, but as is the case with many buyers they love a home when they can't have it, but not so much the moment they actually can have it.  Hopefully rational thought will prevail!
