Home Sellers, How Does Your Home Look Online?
Every seller should look at their home's listing presentations and check to see that the pictures look good and that the copy is accurate.
They say every home has a price. No matter how beat up the house or how bad the neighbor's home looks, there's a price that at least ONE buyer will find acceptable.
But what if for YOUR home you're being led to a price LOWER than what your home should NORMALLY sell for?
Sure, if you're in a hurry, a lesser price is the ticket to getting done faster.
But say that's NOT the case. You've got time and you want the money, and meanwhile houses around you are selling and YOUR home isn't. In fact, you know you're not getting as many showings as the homes for sale near you.
What's up with that?
Well step 1 to solving this problem is taking a CLOSE look at how your home appears online.
You mean you never looked? At all? And you're being asked to reduce price to generate some more buyer activity?
STOP. Before you agree to that price change, take a look online. Pretend you're a buyer and go see what you find online about your home for sale.
How does your home look?
First, the photos. Buyers buy with their eyes first and those photos are a go/no go decision point. Dark, blurry, small. Those could be deal killers. Pets in the pix? Toilet lids up? Photographer in the mirror? Those can hurt your impression.
Second. Check the facts. Is your home accurately presented? Number of bedrooms, lot size, levels, garage spots, etc. I can't count the number of times I've seen a piece of critical information be totally wrong.
Third. Check location. Is your home located on the map in the right spot? Right school district? Right town name?
Now if any of these things are off, it's time for a serious heart to heart with your listing agent about how your home is marketed. Get the errors corrected ASAP. Optimize your home's online presence. And after that, THEN reassess and see if a price change is warranted.
Skipping steps one through three might just cost you tens of thousands of dollars.
Take a look.
Assess.
Correct.
Sell.
