I live on waterfront property in Palm Coast, Florida...so this market report is especially important to me personally. 

The DH and I used to live out at the beach in Marineland....awesome area BTW...but  we sold the beachhouse about a year ago and moved into one of our properties on the Saltwater Canals which are navigable waterfront homes with docks behind the house where you can park your own personal boat...without the cost of slip fees or HOA fees. These properties are extremely popular with boater's of course. Our personal home can accommodate up to a 60' boat and is a quick 3 minute trip by boat to the Palm Coast Marina and outlet to the Intracoastal Waterway.

Here is a Market Update for Navigable Saltwater Canal & Intracoastal Front Properties for May 2008 as of Sunday May 25, 2008.

Total Active Saltwater Canal & Intracoastal Homes:

239 homes for sale 

Median List Price:  $549,900

Average Sale Price: $330,000

As you can see from the numbers above...much off our market sales recently have been on the lower priced homes as bargain shoppers have rushed in to pick up the bank -owned deals and lower end properties. At some point these great bottom feeder deals will be gone.  So if you have been sitting on the fence...now might be the time to hop off or miss out.
