If you're a real estate agent you'd better like challenges!
Buyers have sets of Must Haves and Want To Haves in the search for the perfect home.
And sometimes that perfect home doesn't exist. Okay, it DOES exist, but not at a price they're willing to pay!
Some buyers lists are on point with market conditions, and their demands are minimal. For them, there are quite a few perfect houses and that makes my job easier.
Other times, the buyer's lists are pretty restrictive.
"Bill, I'd like a patio home, new construction, with a view of a lake or woods, and under $250,000."
I can get the new. I MAY be able to get the view. But that $250,000 number? That's just not happening. Builders know when they have something the public will demand, and they'll price accordingly.
And with "regular" homes, it's often a balance of house and yard. Right house, wrong yard. Right yard, wrong house. The search for perfect continues!
And unlike HGTV where the buyers look at just three homes and buy one, it may take a lot more effort to find the perfect home.
Our current market is competitive. What you like might also have other buyers that like it too. Multiple offers, win some, lose some, time to find ANOTHER perfect house.
Patience, money, persistence, all part of the effort needed.
And sometimes, it involves redefining what perfect means, or maybe just bending a bit. Do you NEED 4 bedrooms, or will 3 and a study (or finished basement) do the trick? A slight change in criteria may open up all kinds of possibilities.
