Dealing With Unusual Bay Area Buyers in Sacramento

What we may see as unreasonable behavior in Sacramento real estate from Bay Area buyers could also be viewed another way. An unreasonable buyer could instead be an unusual buyer with specific criteria to which we Sacramento listing agents are unaccustomed. Communications we might find stark and antagonistic could alternately be viewed as direct and to the point.

But most important, just because an offer contains mistakes and seems wrong to us does not mean we should not work with it. Yup, after writing these words, I can clearly see we have arrived at the tail-end of our strong seller's market in Sacramento. Hi Elizabeth... I get where you are coming from... sometimes I get offers for a South Carolina listing from a North Carolina agent who rarely sells a home in SC and vice versa. But as my duty is to my seller, I just take a deep breath and call the other agent and offer to help them do it "right." I've never had one take offense. Sometimes, I've even had agents call me to say they want to write an offer but have so little experience in the other state and ask if I can help them write the offer correctly upfront.

We get it all the time from Portland agents. Real estate really is local and we need to truly know the market well if we expect to submit offers that get accepted. With that said, well done in walking the fine line of getting it done without emotion conflicts. Sounds smooth, and easy, but in practice it takes skills and discipline. D

Chris Ann Cleland There was a certain amount of lip biting. It's difficult because sellers often want to blame their agent if something goes sideways. Whatever that other agent does reflects on us.

Nina Hollander This transaction started out very antagonistic from the other side, quite hostile. I had to continually assure I was not trying to cause waves but rather smooth over things that should be changed.

Debb Janes EcoBroker and Bernie Stea JD I wonder if out-of-area agents even realize that all real estate is local? Or if they are too caught up in their own worlds to know that even though we may use the same contracts, how the whole situation works can be dramtically different from one locale to the next?
