Community and Neighborhood Pages Must Be Kept Up to Date

Farmington Subdivision

One of our members (Thom Abbott), reached out to ask what changes do I make to the community pages on my website to keep them fresh and up to date. I must say this is an ongoing project and takes working on these pages throughout the year. So I thought I would give a detail of the information that needs changing and how this keeps buyers engaged. As a side benefit, Google notices and likes new content so the more often you do it the better it will before your SEO.

First to design my pages I rode neighborhoods and took photos to use including the entrance, parks, street scenes and pools, etc. When I write a page, I research the schools, include a link to the schools' websites so the homeowners will know times they start and the school bus pick up times. I talk  about the price range and the style of the homes. I mention amenities and the number of homes in the community.

Additionally, I talk about the HOA and if it is professionally managed I will include a link to the management company. There is an overview of the age of the neighborhood and whether there are new homes or future sections coming online. I describe the feel of the neighborhood and community. Always have a way for the consumer to search available homes in the neighborhood by providing a map (so they can see location) and a link to homes.

To freshen a community page consider addressing these topics:

Has the price range changed? Time date so consumers will know a reference point.

Talk about sales in the last few months. Consumers want to know about appreciation and price per square foot.

Are there any changes to the neighborhood? Is there a new amenity, a Facebook page, an annual event or yard sale?

Is there anything new with the schools? Have they gotten special classes or awards or are their sports teams excelling?

Is there a new restaurant or event center that has opened in the area? Talk about changes.

What are the homeowners saying about the neighborhood? Talk to a few of them and quote what they say.

Tell your personal opinion about why you think this is a good area or community.

Include a link to some past market stat reports.
