Market Report - Waterfront Home Sales

These days, more folks are heading out to lakes, rivers and natural swimming sites to beat the record soaring temperatures.  After spending a blistering afternoon in cooling water, home buyers start dreaming about year-round living on waterfront.  Some want easy access to boating and active water sports, while others want a peaceful place to enjoy a relaxed, meditative environment. Whether it's a river, bay, creek or pond, waterfront homes have a built-in natural asset many buyers are seeking.

Environmental regulations, and limited inventory, make this a specialized market.  Buyers - and sellers - of waterfront properties should work with an experienced broker who understands the unique challenges of waterfront property. Here is a brief Market Report for Clark County Waterfront Properties:

That's quite a jump in asking price versus most recent solds for waterfront homes... is this a real market value increase or sellers dreaming?

Nope, short supply makes them quite desirable right now.  The price always jumps up when the weather heats up. Ha.

Debb and Bernie,

I can understand the move to waterfront especially during hot weaather.  We were going to take a walk on the beach yesterday around 4PM, there was not a single parking space to be found,

Debb and Bernie, it makes sense that prices jump when the weather heats up but, I'm surprised by how much. Your market report really lays it all out. I have to say, I think living in your area is priceless. It's absolutely gorgeous.

Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents & Amanda S. Davidson - Great observations - you identify an interesting trend.  As Debb observed, the weather is apparently a factor.  Checking the numbers again confirmed there was a big jump in the Active Average Price due to an influx of luxury properties just in the past 30 days. Solds are shown as an average over 3 months, (back when we still had cold weather). The Average Sales price also jumps in July compared to May.  Thanks for the comments - I appreciate knowing someone is paying attention to my graphs!

"Environmental regulations, and limited inventory," these are all challenges. I am so impressed with your knowledge and the information you share that buyers and sellers can really appreciate.

I wish you all the best, always, forever.
