If  you have not heard about GMB and if you need local leads read on. GMB is short for Google My Business. In a nutshell, GMB is not just your business page but operates in its own Mobile environment and index. The GMB page and posts work great when mobile users find your posts. Many times the GMB posts will outrank any big portal site at the local level if you set it up right. There has been some recent improvements to GMB and it is actually updated every month with new features. So whether you need Real Estate leads or Mortgage leads consider Google My Business Posts. While you are in the GMB Ecosystem be sure to optimize all the features there too.

You see on occassion I log in to the Mountain View, California and San Diego Testing Grounds of Google's headquarters via a local IP Address and VPN. I try to figure out what Google is doing and testing. They usually test in their local area before rolling out their changes across the US for their updates.

To make a long story short here is a screenshot below of a local client listing in which I had set up a GMB listing and posted some recent posts to get my client some leads. Prior to this there was no activity. Also I would like to add that local neighborhood leads are probably the best kind to get. They are specific to a local community and they have already filtered out their home search to the most specific location. That means they are getting super close to buying!

Inside Tip: The more you post the more leads you get while using Geo-Tagged Photos. ( Geo-Tagged means GPS Enabled. Make sure you have GPS Enabled photos on smartphone or camera) Be sure to rename the photos for those keywords I suggested in the video.

What I mean by local is when you are the owner of the business or work for the Broker in Charge, you take a local photo that is Geo-Tagged.

Many times I ask clients to please provide me with local photos. What I am left with doing is pulling photos from the website and trying to manually geo-tag them to that specific location. It works ok but not as well as the original geo-tagged photos.

You should be posting a minimum of 4 times per week on the GMB platform to keep it active. But from my evidence I suggest you post more than that.

What should you post about? I like to use google trends or if I have access to google search console.

Want local neighborhood leads? Drive out to a neighborhood and take a photo of a neighborhood sign, make sure it is geo-tagged and not so huge in file size. Upload the photo, write something about the nieghborhood and link to your website corresponding idx for that neighborhood.

Don't copy other photos which you think are geo-tagged. Google is smarter than that! Don't be lazy. It takes less than 5 minutes to post in GMB, so be sure to utilize this valuable resource for your real estate business too. google will reward you when you provide local geo-tagged photos and the like. Trust me on this one.
