Where are all the Home Buyers?

Was your answer "At the beach?" Well the beach was packed but let me tell you a story. I got a call from a Home Seller who said they have been unable to sell theirs Manchester NH area home on their home. They have no one looking and no offers. They invited me over.

 

As i pulled up there was a FSBO sign stuck in the bushes. The grass was a little high and flower beds full of weeds blocking the sign. I went inside and got the grand tour. The inside was really nice, quite different than the outside. As the seller told me their tale of woe trying to sell their own home. I asked where they were marketing. They said they placed online ads in all the big real estate web sites.

 

Quickly i tried to look them up and buried in the mass of other listings there they were. The seller told me of how slow the market was. How it was impossible to sell their home. What were they going to do?

 

I started by letting them know how the market really is. We have a new increase in buyers inspired to act now with a slight increase in interest rates. I also let them know that it takes more than a sign and some online ads to get buyers to see a home. I went over what i can offer. They loved the fact that I would be there through each step of the selling process. They were ready to sign. We went over price, marketing and what they should expect.

 

Lastly we went over how they should get the home ready for buyers to see. Cutting the lawn, trimming those over grown shrubs and pulling some weeds. Mr. Seller has a sore back and moaned just thinking about. I ave a nice young man that has been doing lawn care and i called him to come over. In 20 minutes he was there with an estimate that put a smile on the sellers face. We will wait a week to get the home ready then will start showings. The sellers were so happy they decided to call. They let me know that when they asked who they should list with, everyone gave them my name.

 

 

The MOST IMPORTANT message to share in Real Estate, is that my philosophy is simple, to provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

It is odd how they disappeared so quickly.  I'm seeing far more signs on properties.  Inventory is up, but the number of sales is down.  The days on the market have increased!

With all the data on the web some sellers still don't get it do they?  I know enough that I don't want to mess with electricity or take out my own tonsils.  I rely on those with the knowledge to do that, just like buyers and sellers should rely on agents to sell or buy a home.
