Dear Denver Homebuyer,

If you've been searching for just the right real estate agent to help you find your Charming Old Denver home, I'd like to apply for the job. But first, let's talk about, egads, BUYER AGENCY.contract

In case you aren't familiar with the term "Buyer Agency" here's what it means. When you sign a Buyer Agency Agreement with a real estate agent, that agreement obligates you to the agent for a specified period of time. If you purchase a home during the contract period, you are contractually required to pay that agent a commission. Nothing really wrong with that; as you probably know, we don't get paid until closing and it's reasonable that we might want some sort of assurance that our efforts will be compensated at some point if we perform.

But I also believe it's reasonable that you might balk at committing to a real estate agent you barely know. I whole‑heartedly believe it is my duty and obligation to prove myself to you before even suggesting a formal relationship.

You have the right to evaluate me, just as I have the right to evaluate you. Do I know my markets, my contracts, my systems? Do I return my phone calls promptly? Do I have 25 other buyers taking up my time?

These are valid concerns you may have about me. And I can't TELL you the answers, I have to demonstrate my worthiness.  If I don't convince you that I'm the man (er, woman) for the job, you should have every right to look elsewhere for assistance.

Besides, buying a home is an emotional experience. There is such a thing as a bad personality fit, even if both parties are terrific people. Good rapport is essential to a successful home-buying experience (for both of us!!).

So, Mr. or Ms. Buyer, call me with confidence. We'll check each other out and see if we're a good fit. And, we'll have some fun looking for your next home!

This business is so cut throat that most agents wont show homes without a BA. Its a mess. Consumers dont care and are even worse about getting over on anyone to get ahead.

This is a buyer agency. . .it will assure me of getting paid at the end by the seller. .you do want me to get paid don't you?

Fernando - how does a buyer agency agreement assure you of getting paid by the seller? Your agreements must be different from ours.

Chip - I look at it differently. Buyers are tough to come by these days, so I won't be doing anything to put a roadblock in front of our potential relationship.

I'm with you on this one. I'll take my chances that I earn the loyalty and if I don't, they should be free to use the agent of their choice. Plus, I'm a fan of less paperwork, not more. We confuse them enough. I do understand those agents who want ironclad fidelity. I'd just rather know they stuck with me because of my dazzling skills !

Love that word, "EGADS"

Jennifer- I prefer to not enter into a BA right off the git go, like you stated we may not be a fit and if that's the case I want out. Further, I find very often that by the time I'm done interviewing the potential buyer they're comfortable enough to opt out of doing a BA.

Bravo, bravo!  If someone doesn't want to work with me -- or vice versa -- I'm certainly not going to force the issue.  I'm going to do such a great job, it would never occur to them to leave!  ;-)
