Sales activity picked up a bit but prices declined in the Anthem Country Club real estate market during July. The total number of homes sold in the Country Club was up 11% versus June and July 2017. The average sale price fell by 4% versue June, and was the same as July 2017. The price per square foot also decreased 5% from June but was up 7% year over year. The days on market dropped 9% versus June, and was down 30% year over year. The burn rate, (or homes under contract versus homes on the market) is now 3.43 month’s supply, still a buyer's market. The 12 month moving average was flat, now standing at $429,072. There are now 68 homes on the market in the Club, down 14% from June. With 28 homes currently under contract it looks like August will be a little more active in the Anthem Country Club real estate market.
