What most agents call buyers, I refer to as future sellers! Whenever the opportunity arises and I help with the purchase of a property, I want to make sure that the home is one I would be proud to represent as a listing agent.
This makes me look at houses in a different way.
When touring a home with a buyer ...I have questions...
the same ones as when taking a listing.
What does this house need? What will it cost for updating? How would I market it? How is it priced? Location? Schools? Is the value there? What if I had to resell it in a year? What else is on the market? How does it compare?
At the same time I am watching the buyer's reaction.
What don't they like? Are they already placing the furniture? Does it meet their basic needs?
I play devil's advocate.
If they don't like it, I find the positives. If they do like it, I find the negatives.
There are times that buyers look at numerous homes.. ones that I knew were not right but we still visited.
My promise is..."I will not be selling to you
...the right house will sell itself.
To me ''buyers are future listings''
And I love when a seller calls me to resell their home after 5,10 or more years.
