I Give My Opinion Because Buyers Are Future Listings

What most agents call buyers, I refer to as future sellers! Whenever the opportunity arises and I help with the purchase of a property, I want to make sure that the home is one I would be proud to represent as a  listing agent.

 

This makes me look at houses in a different way.

When touring a home with a buyer ...I have questions...

the same ones as when taking a listing.

What does this house need? What will it cost for updating? How would I market it? How is it priced? Location?  Schools? Is the value there? What if I had to resell it in a year? What else is on the market? How does it compare?

 

At the same time I am watching the buyer's reaction.

What do they like?

What don't they like? Are they already placing the furniture? Does it meet their basic needs?  

 

I play devil's advocate.

If they don't like it, I find the positives. If they do like it, I find the negatives.

There are times that  buyers look at numerous homes.. ones that  I knew were not right  but we still visited.

 

Home Sweet Home

 

 

My promise is..."I will not be selling to you

...the right house will sell itself. 

To me ''buyers are future listings''   

And I love when a seller calls me to resell their home after 5,10 or more years.

Will Hamm When working with a buyer they know this. I do not want to sell them a home that I would not want to represent in the future. They are appreciative.

Margaret- this is so true. Buyers can sense when all you see are dollar signs when you look at them. And if all goes well, you could very well represent them when they decide to sell the house they bought through you.

And the most important question--how long do they plan on being in the home?  School districts change rapidly in growing areas like mine.  If they are planning on being in the area for the long haul (15 years or more) some of the things that affect resale will be different.

I know what you mean.  I just sold the same condo twice this year.  The investor buyer only owned it 5 months and then he was ready to use the money for something else.  It made for a really easy listing since I already had pictures and inventory list. And it sold in 12 days! 

Buyers become sellers sooner than you think sometimes.
