How to Prepare Your Home for Sale-The Season is Around the Corner!
The children are back in school so that means the season for Palm Beach County is just around the corner.
You still have time to prepare your home for sale to take advantage of our busy season.
5 Things You Can Do Now Before You Put Your Home on the Market!
1. Take a good look at your home and make a realistic assessment of its marketability and liveability.
When we live day to day in our home, we ignore the little imperfections that buyers will not.
Walk through your house and take a picture of each room. Now upload them to your computer.
See what the camera lens sees.
Go on your MLS and look at some of the listings there.
2. Interview and hire the best local agent that you can.
Now is not the time to place your major investment in the hands of someone who just obtained their license or your neighbor’s son who is an agent but lives in another county, or an agent who is in it to rack up listings but do little if any marketing or your property.
And with the discount brokers popping up, consider this...you WILL get what you pay for.
3. Hire a Home Stager BEFORE you touch a thing
Presentation is so important when selling your house. Buyers will need to see the value in your asking price so be prepared to show them.
A Stager can suggest things that you can do to show the livability of your house as well as all of the possibilities it has to offer.
These things may be as simple as a fresh coat of buyer-friendly paint and editing your excess to updating lights and hardware.
Do NOT wait to see what happens!
4. Hire professionals if you need to
If there are projects to be done and you are not the best DIY’er, then it is better to hire a professional who will do the job as it should be done. The investment in a professional painter or landscaper can make a huge difference.
And, with season coming, this means that our trades and vendors will get harder to schedule.
5.Fix, Update, Replace
Some agents will recommend a pre-listing inspection. Whether or not you choose to have one, you do need to address andy deferred maintenance issues that you have.
Fix what you’ve been putting off, such as the patio door that is stuck or keeps coming off of the track.
If your toilet keeps running or you have the 80s wall of mirrors or appliances that clearly were dragged into this decade take care of it.
