Extra space in a home, an over-sized room,  a unique condition or feature . . . all of these things in a home get me pumped up to do something distinctive.  I always use good taste, but I like to apply an unexpected or memorable visual for home buyers, helping them realize this space could be theirs to enjoy on a daily basis!

Generally, in a very short period of time I can create a unique presentation.  I find it a challenge and the end result rewarding!

With so many homes on the market, a staged home has the opportunity to create a WOW.

And if a home owner pays to have a vacant home staged, they are paying for a WOW; and should receive that WOW. 

I won the bid to stage this great home in Atlanta, just a few miles from Georgia Tech.  I spent some time researching the demographics and conjured up a few ideas that would put a smile on the faces of the population of home buyers that would be scouting this neighborhood for their future habitat needs. 

I also considered the Realtors in this area and what would please them and make them anxious to have an opportunity to show this home.  

Here's a sample of my home staging touches that I consider out-of-the-norm, but very well may clinch the sale.   At the same time, these are generic enough to appeal to that general audience!

Moral of the STORY:  

To WOW = Know your real estate market and demographics!

You are so right on. I had an agent ask me to look at some condos he had listed. The target market was student housing.  The owners wife had staged the units with very traditional furnishings. I told him that students looking at this would think they were still at home.  He laughed and said that was  what one student had said. "This looks like my mom's house." The agent couldn't convince the owners to do anything different, maybe in a few months when units don't sell they will give me a call. But at least I know the agent understood that I knew what I was talking about.

Thx, Leslie!  I think it is key.  When I do a neighborhood house that would more than likely attract families with small children, I like to do a vignette with toys, a few books, and a board game.  Those little touches can make a big difference.

Hello there, Gary!  I was looking for you guys last night!  Glad your loving that line.  I used to have it "How one lives in a home . . ."  It was my Dad's idea actually to warm it up by using the word "folks"  and I absolutely loved that suggestion.  So it is now my official trademark and goes on everthing!  Talk to you soon!

You are speaking my language girlfriend!  DEMOGRAPHICS are so important! I just asked a Realtor this week what the demographic was for the neighborhood I was doing a vacant home bid on and she really didn't know. I drove through the area and close by was an elementary school and middle school about 2 blocks away - I noticed kids toys, basketball hoops etc. I'd say it's families with school aged kids and that's important to keep in mind when staging.

Great advice Karen.  That is exactly my phylosophy!  I always like to create a theme where the buyer wants to go peek at the next room to find another clue!  That way the buyers agent won't just whisk them through the property onto the next...  they may linger a little longer "feel" it could be their home!  Thanks for sharing.

Very well written and well staged, Karen!  I recently staged a home with a very formal living room.  When the family moved in, many years ago, this would have been very popular.  Today the neighborhood is oriented to families with children with no real use for a large formal room.  I chose to furnish this room as a "family room" to be more functional and emotionally appealing.  Always smart to know your buyers for a property.
