Washington County Utah Residential Market Report - July 2018
As summer soon comes to a close, school is back is session and home buyers are again, ready to purchase in the southern Utah area. New construction permits total 1860 from January 01, 2018 to August 15, 2018, for Single Family Homes and 875 for other.
Washington County Utah Only- No outside sales

Single Family Residential sales decreased from 343 in June to 308 but it is the highest for Single Family Closings of any July since 2004. (Washington County only and do not include Condo, Townhouse, Modular, Manufactured, Mobile or New Construction numbers).
- Single Family Residential Home Listings decreased from 1285 in June to 1203 in July
- Condo/Townhome Sales decreased from 69 in June to 63 in February and Listings decreased from 195 in June to 190 in July
- Notice of Defaults decreased from 16 in June to 14 in July
- Trustees Deeds decreased from 8 in June to 2 in July
- Single Family Home Permits decreased from 199 in June to 109 in July for Washington County, Utah which fell below July 2017, 2016, 2015 and 2013
Inventory has fluctuated and continued to decrease as you can see from the Year-To-Date Listings starting from July 2017 to July 2018. There were 28 less listings in July 2018 than last year same month.

Due to a new construction boom, a home may take 6+ months or more to build due to the backlog of permits submitted to the surrounding cities. Consumers should hire an experienced Realtor when building a new home. Building contractors and their agents represent themselves, not the buying consumer.
