I recently had the good fortune to handle several real estate transactions in the Sun City, AZ area.
Sun City is a large retirement community just northwest of Phoenix. This is significant for me because it is not an area that I regularly farm or advertise for business. But when your past clients call and say they want to move to Sun City you take up the task.
One home was a listing that sold surprisingly quickly, the other two were Buyers. They all closed without any major issues.
One of the nice things about working in Sun City is that there are a lot of resales and a considerable inventory so valuations are pretty easy. There are a lot of similar homes to compare.
On the other side of the coin, there is a huge discrepancy in the condition of the homes. Many are in good condition but sorely in need of updating. Others have been updated but the quality of the work varies greatly. If you are lucky you find one that has been updated and the workmanship is top-notch. I was fortunate to find one home that was absolutely gorgeous, one of the nicer homes in Sun City. The buyer loved it as well. What fun.
Because of the many different types of homes in Sun City, the many HOAs, and the community-specific contract addendum, Sun City can be a challenge. But is also a great learning experience and I was pleasantly pleased with the cooperation of the community and the agents that live and work in Sun City. The transactions all went smoothly.
I am not sure when my next Sun City sale will be, but quite a few of my sphere of clients is nearing retirement age. I anticipate more business in the months ahead. Either that or I am going to have to find some younger clientele.
