Maravilla has two separate neighborhoods in North Scottsdale. One is gated and the other is not and backs to the canal. The gated neighborhood was built first during 1993 - 1995; while Maraville II was built during 1995 through 1997.
The first Maravilla I is located on the Northwest corner of 56th St & Thunderbird and includes 89 homes with square footage sizes from 2457 - 4412 square feet.
This neighborhood became gated in approximately 2004. The Architectural committee updated exterior walls, adding custom lighting and enhancing landscaping in 2005.
An updated paint palette became available during that time period so these homes appear more current from the curb!
Maravilla II is located north of the intersection of 60th St. and Bell, about a mile north of the first Maravilla. These homes were also built by Centex and include 86 homes.
Homes in this neighborhood are 2,593 - 5068 square feet and some have much larger lots. The exterior paint schemes are different and this neighborhood is behind another neighborhood fronting Bell Road.
Homes in both neighborhoods are single level and several models have basements, making these an attractive home choice for 5+ bedrooms. A few of the homes are 6 bedrooms.
The neighborhoods are both in the Paradise Valley School System, routinely rated as excellent by third party sources.
Both neighborhoods are within 4 miles of several outdoor malls including Desert Ridge Marketplace, Paradise Valley Mall, Kierland Commons, Scottsdale Quarter and the Westin Kierland Resort and Spa. Just east of Maravilla 1 is the Scottsdale International Airport and about a mile north is the Tournament of Players Club where the Phoenix Open, aka Waste Management Phoenix Open is played annually!
Driving distance to the Phoenix Sky Harbor ranges between 25 - 30 minutes, fairly close for a city populated by 4.4 million people! Both Maravilla neighborhoods woudld travel SR 51 south to the airport as these neighborhoodsa are conveniently located east of SR 51 and south of the 101 Freeway, giving it easy access to other parts of the "Valley of the Sun!'
