Contingent Sales Market Report for Fairfield, AL 

A couple of weeks ago I wrote a post titled "Who Wants to Live in Fairfield, AL" and I provided a chart with the number of homes sales in Fairfield for the 6 month period ending July 31, 2018.  Well, that wasn't the end of the story of who wants to live in Fairfield and here's why: 

There are currently (as of August 29, 2018) a number of homes under contingency contract which simply means that buyers have made offers on these homes and the sellers have accepted the offer.  However, it will not become a finalized contract until certain conditions (contingencies) have been met. 

For example, the offer may be contingent upon the buyer conducting a home inspection.  If there are repair needs based on the home inspection, it could be contingent upon the buyer and seller coming to an agreement about making repairs.  It could also be contingent upon the buyer obtaining loan pre-qualification or loan pre-approval. 

There can be any number of reasons for contingency contracts, but for this post, I simply wanted to let it be known that even more people want to live in Fairfield, beyond the numbers from my August 17, 2018 blog post.

 

So Who "Else" Wants to Live in Fairfield, AL?

Here are the number of current contingent contracts on homes in Fairfield, AL.  A total of seven (7) homes have contingent contracts on them and you'll find the average list prices of the homes in the chart below.  Let me warn you though that list price is NOT the same as the sales price, so don't get them confused and make assumptions about what the final sales price will be.  If these sales close, we won't know what they actually sold for until that time. They could very well sell at, below or above the list price.  That remains to be seen.

DISCLOSURE:  The chart below does not include foreclosed, bank owned or otherwise distressed properties.

Actual list prices of these homes range from $12,900 to $150,000.
