In my neck of the woods in Charlotte and the surrounding areas the real estate market is one like we have never seen. Some houses sell with in hours and with multpile offers while others sit on the market. We are still seeing rates of appreciation from 6-11%. Many baby boomers are not moving because their homes are paid for and they feel like they have no where (affordable) to go. Builders are building less than ever before but prioces are a premium. Miliennials are not ready to buy the large houses on the market. Buyers want homes that are updated and ready to move into. The culprit for it all is lack of inventory. We are at the lowest inventory in decades.
Now more than ever buyers and sellers need a professional REALTOR to parnter with during the process. They need professional advice in pricing, staging, negotiating and repairs. We are seeing real estate firms offering to purchase sellers homes -- however this comes at a huge premium. This can be avoided with coaching and gudiance from a real estate professional who understands the market and knows what buyers want. Why loose money on your biggest investment?
Buyers need guidance from a real estate professional more than ever too. Without proper advice, buyers are missing out on multiple offers or are not geeting ready up front to be good buyers. The process can be emotional and stressful especially if you are not a qualified buyer.
