Activity in the The Sun City Grand real estate market continued to slide through July. Prices were flat too.  The number of homes sold in Grand for the month of June was down 16% versus June, and was down 46% from last year.   The average sale price was virtually the same as June, but was up 4% year over year. The average days on market was 53, which is a 17% decrease from June and 49% less than July 2017.  The burn rate (number of homes currently under contract/homes actively on the market) is 2.12 months, which signifies a strong seller's market.  Currently there are only 47 homes on the market in Grand and 42 under contract, which foreshadows another weak market report in August. The 12 month moving average price, $302,341 continues to edge up, 3% versus 2017.

Active Listings: 47 (Down 16% from Jun '18)

Homes Pending: 42

Homes sold in last 90 days:  41 (Down 16% versus June '18,  Down 46% versus July '17)

Burn rate (Inventory on market / by homes currently under contract) = 2.12 months supply

Avg. Sale price (Solds): $315,217 (Same as June '18, Up 4% versus July '17)

Avg. price per sq. ft. (Solds): $174.43 (Down 1% from June '18, Up 10% from July '17)

Avg. Days on Market (Solds): 53 (Down 17% from June '18, Down 49% versus July '17)

Highest sold: $785,000

Lowest sold: $190,000
