If you are looking for indoor  activities,  I.B.E. features: Billiards, Ping-Pong table tennis), twice-weekly Bingo, bowling, and regular card games that include Bridge, Canasta, Cribbage, Euchre, "500" and Pinochle. The crafters meet twice weekly to work on their various projects. In addition, there is a library, a TV room and 6 high speed Internet lines. WiFi is planned this season.

Chris GriffithOutside activities include:  Open and league play for horseshoes, Bocce and Shuffleboard. There is a very active bike club with weekly rides. It's a great way to explore the area. There is a heated pool. Synchronized swimming is taught twice weekly, and water exercises are held three times a week. There are spirited games of water volleyball twice weekly.  There are also daily exercise classes, and water aerobic classes three times per week.  For the dancers there are dance classes in beginning and intermediate tap, line dancing and beginning and intermediate ballroom dancing.

 

Social, or group, activities include: pancake breakfasts, monthly coffee and doughnut socials, ice cream socials, "hat" luncheons (red is optional) and solos/singles activities. There are weekly dances in the large recreation hall with popular live bands and bi-weekly "happy hours with entertainment. Do the lawn ornaments come with the house?  That bicycle one is kind of scary.  And I could not help but notice the "we" have a bike club.  Is there something we should know Chris?

On a more serious note, what is something like this going for?  It sounds like it would be reasonable in costs based on the fees you gave.

Don't worry Chris... Marc and I know your true age.  Something about a photo that you posted with a date on it.  I believe it put you in your 20's (yeah, that's it).. Do I score some points with that?

Anyway, $175,000 does seem pretty reasonable.  Financing on a mobile is getting tougher though.  A lot of lenders are now starting to require upper 600 credit scores along with a decent down payment.

There is one lender that does allow for lower credit scores and older homes (greater than the standard 1976 or newer criteria that most lenders have), but the rates are often greater than 10%.  But hey, it is a big risk on the bank's part.

As for the nicotine addicted frog, perhaps he should go on the patch until the home sells.  That way the butts aren't laying around all over the place.  :)

Chris....  I am just stopping by to show my support.As you know, I am not a realtor nor do I live in your area. But I thought this was well-done. Nice job and some good information to allow me to get a feel for the area.

Hey...on another note. I am assuming that you took those pictures?  If so, you should get the same kind of software that Kristal Kraft has, to make your pictures stand out and to apply your name to them, as a trademark.  Just food for thought.
