How much do you think a 'name change' is worth in the marketing and selling in the Ultra Luxury Real Estate Marketing Beverly Hills? This question was inspired by a vacant land listing, which has recently hit the market in the coveted 90210 zip code.
Just to give a little background here in Beverly Hills and vicinity, the Ultra Luxury Homes, as well as the Ultra Luxury vacant parcels of land, all have names. If you Google, their names, you will learn a great deal of their colorful histories as well as of their owners.
Let me give you a few examples: (1) “Owlwood Estate”, (2) Fleur de Lys, (3) The Manor, and (4) The Enchanted Hills. Anyway, you get the idea, at the same time you will notice, I only mentioned properties that were north of $100 million. Go ahead try it out!
Currently there are a handful of Vacant Parcels of land in the coveted 90210 zip code that are north of $100 million. As most of you who read my posts regularly know, that I dabble a little in the Ultra Luxury Vacant Land market and have listed and sold a few over the years.
Now to my point there are a few large parcels of land that have changed hands over the years and indeed almost everyone profited in the sale and resale of these properties. The most important aspect of these Real Estate Transaction few people focus on is the time and money that it takes marketing these magnificent Trophy Properties in the coveted 90210 zip code. Keep in mind that there is no guarantee that there will be a sale. After all, we are talking stratospheric price points and very few buyers Globally who can afford them. Some of us have succeeded as well as failed in selling these magnificent properties. This is a fact of life, buyers who can afford them might not be interested at the time we happen to be marketing the properties. On the other hand, some people might say these are ‘Ego Prices’, hence if that is the case, then there is no guarantee either that the seller will be satisfied with the offered price either.
I have been in situations when I was the second agent to List the Trophy Property and I sold it, I have also been in a position when I was the first agent and did not sell the property, but I am digressing.
Getting back to my question, did you know, that there was a property which was called the ‘Vineyard’? It was listed by a well-respected Ultra Luxury Broker for $250 million dollars and he spent a great deal of effort, energy and money marketing this magnificent parcel of land. Just on a side note, I can tell you the strengths and weaknesses of this parcel of land, since I had a potential buyer who was considering offering north of $100 million dollars for it. His personal assistant and I have been friends for about twenty years and we had a couple candid conversations about this property. She advised not to bother submitting the offer, since it will be not even be considered, nor responded to, in light of the fact, that they have turned down higher offers with similar results.
Well you can imagine my reaction when I saw a “new listing” with a new name “The Mountain” of Beverly Hills, a new Listing Agent as well and let’s not forget a “new list price” as well. Feel free to Google the new listing name. If you do not have time well let me share with you here, it is listed for One Billion Dollars, that is the list price.
