Prices Soar for Pre-Owned Home Sales in Battle Ground in July 2018
On the heels of a very strong prior month, both unit-sales and the average price eased just slightly. Here are this month's highlights:
- The 3-Month Moving Average for Price is $437,809 or +14.34% compared to the previous year; with the 12-Month Moving Average now at $403,401 or, +13.74% higher.
- The Inventory level for Resale Homes is still moving up, and is now at 2.7 Months.
- Approximately 47 Pre-owned Homes closed in July, compared to 52 Sold in July 2017; a decrease of 5 homes or, -9.6%.
- REO/Bank Owned property sales were 0 units (0% of total); compared to 0 (0%) in July 2017.
- Short Sale /Pre-Foreclosure property sales were 1 units (2.1% of total); compared to 1 (1.9%) in July 2017.
Battle Ground's average sales price came in at $437,809 this month; continuing to increase its lead over Vancouver's by approximately $75,796. Part of this gap on the upside may be due to the rapid growth in this smaller town, with the average base of pre-owned homes being "newer" than what we see to the southern part of the County.

The short term trend is very close to the same level seen at this time last year, while the long-term trend has been trending sideways. At this point in the year we are only behind last year by 13 properties (or, -4.1%) which is not too bad.

Home sales prices this month have taken just the slightest pause after a strong upswing the past several months.

Battle Ground Resale Home Sales Inventory & Days on Market July 2018
New Listings drifted lower, while Pending Sales made a slight upward moves; while Closed Sales came down substantially from the prior month.
Average New Listing Prices increased slightly, while Closed Sales prices came down slightly.
Finally, the Average Days on Market have remained the same for three months now; and Median Days on Market increased by a few days. This is still a strong Seller's Market.
