The top 10 ways Home Sellers keep their home from selling

Over the last couple of weeks I have seen 2 hand fulls of ways a seller hampered their own sale. Although some may get a good laugh, all these are real and has kept these homes from selling. I hope that future sellers can learn from their mistakes.

 

Home Sellers are keeping their home from selling...

 

1. When they over price the home.

2. When they do not allow buyers to see the home.

3. When they do not leave the home clean and presentable.

4. When they leave pets home that can scare buyers and their agents.

5. When the get offended by offers. (an offer starts the selling process)

6. When their counter offer is "There is a house down the street more in their price range."

7. When they threaten the listing agent for presenting an offer from a buyer.

8. When they ask for feedback and get offended when it is not positive.

9. When they do not correct what buyers find negative.

10. When they work against instead of with their agent.

 

In the end interest rates are rising, the amount of buyers is slowing, time on market is increasing for the more expensive homes. Now is the time to work with and not against your listing agent,

Great list, Scott. I'll admit I've not personally run into #7... and I guess that's a good thing. Although in that vein I've had to peel more than one seller off of a ceiling after presenting an offer!

Hi Scott, looks like you covered all the top reasons sellers make it difficult to sell their home.  The one that always seems most challenging is when you have renters in a home which they don't want to leave.  They make it difficult on the seller in several of the ways you list above.

Great advice Scott Godzyk !  I remind sellers that "to effectively sell a home,  you need to think like a buyer.  How would you react to clutter, dirt/grime & a seller sitting in the corner?".  We usually quickly get onto the same page.  :)

A couple weeks back i did Nina Hollander and ende dup referring the listing outt to an agent with disclosure why. He doesnt take guff so he was a good fit. The seller had a melt down with a low offer which was actually right at what i told him it was worth. He chose to over price the home which he was told, after 2 weeks, the price needs to be xxx.

Many sellers are not realizing there is a change in the market and it is taking longer to sell homes. Buyers are not over paying and most important, a buyer cant buy a home they cant see Sally K. & David L. Hanson

Great list, Scott.  One of my pet peeves is when a seller receives an offer that is everything they said they wanted...and then they decide they can get more and want to wait.  Sigh.

I'v seen most of these happen Scott, and in the end we say goodbye to these sellers and leave them with their house unsold!

Those are ten very important reasons that a home may not sell, Scott.  I remember telling one seller, "You have the right to get offended, but it's not in your best interest."

Yep, there is a change going on and both buyers and sellers need to be aware of it.  Sellers need to be realistic and work with their realtor quickly to overcome any challenges in pricing or condition.
