Winds of Change Are Here in Clarksville, Tennessee
Agents must be attuned to what is happening in the market. There are signs that tell us that change is in the air and the market is shifting. It is our duty to share our knowledge and expertise with our clients and how these changes may effect them.
It has been a crazy market this year and homes have sold fast and many have had multiple offers. Multiple offers can be tricky is not a guarantee that the home will appraise and a sale will work out. Multiple offers are not the case so much now as before as more inventory is coming on the market.
Days on market are increasing and some sellers are wondering why their homes have not received offers. If the seller started too high in the listing price, a price reduction may be necessary to catch the attention of buyers. Longer marketing times sends a signal that there may be a problem with the home and this causes concern for buyers. Buyers are not willing to pay over appraisal prices and buy without home inspections. Those days have passed. Buyers are taking more time to make a decision because they see more and more homes coming on the market. They sense change in the air.
Inventory has increased by almost 15% since spring. Sales are slowing down as we enter the fall market. Sellers are offering incentives like paying some closing costs or including a refrigerator. It is still considered a seller's market until we are at 5-6 month absorption rate. We are between 3-4 months but some neighborhoods are indeed having 6 months of inventory. Location, location, location.
Sellers are getting nervous and are beginning to talk about renting their homes. Winter is around the corner. I have seen some sellers offer selling bonuses to attract buyer's agents to show and sell their homes. Price reductions are happening as well.
All of this says that the winds of change are here and the Clarksville market is changing. Serious sellers should have their homes in market ready condition and priced correctly as soon as they list it. It is said that the first offer is usually the best offer. Don't take a risk of overpricing and find yourself still on the market in November or December. Those extra days on the market will hurt you and the price you realize in the sale.
