How do I determine one's geographical competency?

At the November 2018 Texas Real Estate Commission meeting several rule changes will be proposed to the commission for approval.

Two rules dealing with broker responsibility read:

  • Brokers would have to add to their brokerage policies and procedures manual:
    • That brokers will ensure agents are geographically competent in the market area being served
    • That brokers will ensure training or coaching for new agents when they undertake new tasks.

So, if this rule passes I will have to have a policy on how to determine an agents geographical competency. El Paso Texas is about 640 miles from Dallas. I’m pretty comfortable in saying our agents do not have geographical competency to work that area. But what about Fort Worth which is only about 30 miles from Dallas?

In fact, I could have an agent who grew up in El Paso and was an agent there prior to moving to Dallas. So, they could be geographical competent in El Paso but not in the new city or surrounding cities they live in.

Also looks like any activity a new agent takes on for the first time they will need to be trained and or coached.

I feel for you Richard Weeks! I understand the needs these commissions are trying to fill - but sometimes they make our lives much more difficult than necessary

Hi Richard Weeks . We all know that agents need to know their market in order to best represent buyers there.  However, I have agents competent in areas hundreds of miles from the physical location of my brokerage.  More government regulations to thin your hair!
