Coppell/Grapevine Real Estate Market Update Sept. 2018
Now that our little ones are back in the classroom I thought it a good time to compose an update of the real estate market for Coppell/Grapevine and surrounding areas. Typically we see an increase in activity during the summer months as folks are busy moving and making necessary changes prior to the new school year. This summer, however, was a little slower than normal. While school was adjourning for summer break, agents noticed the market slowing rather than picking up. Fortunately we are finally seeing an increase in inventory but we're not having as many showings and/or multiple offers on our listings and days-on-market are increasing.
With the thousands of people relocating to our area for employment with companies such as Toyota, Samsung, Kubota, Liberty Mutual, Hilti, Huawei and McKesson Pharmaceuticals you'd think we would be seeing our 'normal' summer activity. Everywhere you drive you see builders erecting new homes and apartments. I'm really amazed at the number of apartments currently being built. This makes me wonder if the majority of people relocating are opting for temporary housing until they are settled in their new jobs and have a better understanding of the area and where they'd like to settle.
This graph reflects the number of homes sold and active inventory. We usually see Grapevine and Coppell with nearly identical stats; but, that's not currently the case. This tells us that we're still barely in a seller's market but are transitioning into a buyers market! Finally!
