So if you are out there and you are ready to put down some roots then get your DD-213 and contact your local VA office to apply for your Eligibility Certificate.

Once you have your Eligibility Certificate in hand then you can contact a local REALTOR who will help you find a reputable mortgage officer to get you pre approved for a VA Mortgage Loan.

Judy, One of my listings has a VA contract on it.  Now I had to talk my seller in to it as there are some items that the seller is required to pay; (that is no longer the case with FHA.)  It can all be worked out in the negotiations though.  I'm glad this is a perk for our veterans.  They basically give up part of their life for their country so this is as it should be.

Judy, I have a VA home buyer right now who is in escrow and awaiting the VA appraisers report. Both of my buyers are service people and have been a real joy to work with. I think that as time marches on, we will see a lot more VA home buyers.

Gena - Thanks for commenting. Over the past several years the amount of VA buyers in our area had seemed to decrease perhaps due to the funding fee they had to pay and with mortgage money so easy to aquire they didn't feel they needed to use their benefits. I think we will now begin to see our Veterans out looking and using their well deserved benefits.

I'm certainly starting to see a lot more of the VA loans now. Last year, I didn't have one VA loan and now I'm working three at the same time as well as three FHA loans. Loving all of it, but it certainly is a little different than I'm used to.
