. Our real estate practice spans Buyers and Sellers throughout southeastern Wisconsin. The reasons for moving are many and varied. It can be an estate, relocation due to a job change, upsizing, downsizing, divorce, senior living, moves to be closer to family members...every situation is different and comes with a different set of needs of wants. Whether it is a first time Seller, or last time Seller, there are things that need to be done to get the house ready for sale.
The mantra "there is the way you live in a house and there is a way that you sell one" takes on a more than casual meaning to people getting ready to sell their homes. Then house has been decorated, maintained...even designed the way the soon to be Sellers chose for their lifestyle...and that may well not be what the "market chooses" today in terms of updates.
There are health and safety concerns that will be the focus of home inspectors...know what they are and address them BEFORE the home goes on the market. The goal of every seller should be to minimize the objections of the majority of the Buyer Pool for the house. How does this happen ? The BEST way to do that...is to have an objective third party...a trusted and experienced Real Estate agent tour the property. He/She may suggest a pre- inspection, a contractor evaluation for specific issues, cosmetic updates, addressing landscaping or mechanical issues...each home and situation are different. Few Sellers have unlimited budgets. Knowing what is important...NOT to the Seller....BUT to the Market is what matters. Leaving personal preferences for priorities, colors and materials outside the discussion of the home preparation is best.
Know that contractors are not likely sitting and waiting for you to call and if a timeline is important as it usually is...advance preparation will lessen the stress and frustration of getting the home ready for the market.
Not to worry...this does not have to be an HGTV episode..there are wonderful things that can be accomplished with paint and without knocking down walls and totally remodeling the house. There may be things you can do yourself...tear out old carpeting...remove nails from the walls...maybe you ARE the painter...Know what you do well and what is better hired out to a contractor...AND as importantly what may require a licensed contractor and associated permits in your area.
