We love the opportunity to match one of our clients up with a referral agent.
From a business perspective it's a double win.
1. Select the right agent and it enhances our reputation even further with the client
2. And the bonus paycheck isn't bad either :)
In our pre-ActiveRain days the selection was fairly straightforward. Go to the RE/MAX directory, find the closest agents, review biographies and production awards and get a feel for who MIGHT be the best match. Select agents for the final cut, call and talk and make the final recommendation to the client.
Now? Things are much different.
First, our preference is to find someone here in the Rain. Why? Because blog posts and comments give us insight into personalities and professionalism. If you can't show some restraint under duress here, then we're not comfortable with your ability to protect our clients/friends/family if we gave you the referral.
We don't care about the agent's brokerage name or size. They can be in an office of 1 or in an office of 500. If they just HAPPEN to be RE/MAX, that's just a nice bonus but not a criteria. We're looking for THE best match, not the best match that works for a particular brokerage.
If there isn't an agent in the Rain in the area then we go Plan B. Reach out to a Rainer in the general area and inquire if they have a referral agent for the area?
If not, Plan C and it's off to the Internet for some general searches.
Who's doing business in the area?
Do we need a specialist (e.g. land)? If so, who's taking care of that type of business.
If the referral is for a seller, how does the agent present their listings? Pictures good or bad? Marketing commentary?
Check for online reviews. What's the trend?
If they've got a social media presence, a quick look at that too. I don't care about the agent's politics, but I DO care about how they express those views. Again, it's NOT about politics, but about judgement.
And once all of that screening we'll be down to 1 or 2 prime choices.
And then it's essentially down to the last two hurdles.
1. Responsiveness. While I don't expect an agent to be available the instant I call, I do expect a reasonable response time. (The agent I called Friday afternoon that still hasn't called me back...yeah, I've moved on).
2. The actual conversation. Anything there that reverses the online perception? Anything there that would make me have second thoughts about how well the agent would be able to serve the client?
Assuming all goes well through the process, we're a go!
Our expectation? You take good care of the client. I don't expect constant updates, but it would be nice to know that personalities are meshing and things are going well.
