That's what you're going to see... 6 properties in the area you want to be in that are up to date and to your specifications...

I'll pick you up tomorrow at 2...prepare for 2 hour's as I have some fabulous properties for you.

As you know there is lot's of inventory, however, based on your requests...I have chose the properties I feel, fit your needs.

Karen - You sound very efficient.  What if they want to 'see more properties' before making a decision?  How do you handle people from out of state who are not yet familiar with the area?

I ask them many, many  questions and I work hard searching for what they want.  I mean, they are flying down here for just a few day's to look at properties with me. If they want to see more properties and want to stay longer, I alway's have my vacant "back up's"...

Most of them, have been here before and like the area...the great thing is when you find them an even nicer area...still in their price range...  :-)  I wouldn't show a customer a place that I wouldn't live in myself...

Qualifying buyers well before they come in makes a lot of sense.  Sometimes the buyers don't realize how many hoiuses we see so they don't have to.

Way to go. 

I got a call from an agent yesterday who said they finally got a buyer under contract after showing him about 50 properties.  I congratulated her.  What else could I do?

In the 5 years that agent was with me, I kept trying to tell her to limit showings to the best homes that met the buyers criteria and needs.  I also kept trying to get her to stop writing contracts for homes that were not going to get through inpection just because the buyer liked the price. 

She lets buyer work her to a frazzle. 

I'm with you.  If you know your market, pick the best and if the buyer wants to see more, they have to learn in a very short time that all they're going to see is more of the same.  Perhaps they're just ready to look and not ready to buy.

We have a good IDX system here and buyers select homes they like on line.  However, when I read the full listing, I can eliminate a lot of those homes and when I explain why to the buyers, they are always appreciative of not wasting their time.

Good post and important for newer agents.

You are right about that.  The other day, I took out some people on short notice for another agent.  The wife kept asking me, have you seen this property before...I politely said...there are over 17,000 condo's for sale in Broward County...sorry, not yet, however, I have seen quite a few!

I try to be efficient as the price of gas is astronomical...I also think the more houses/condo's you show, the more confused the buyer's get.

I try to be efficient...It takes time.  With a couple I helped out this past week for a friend,  I had 6 properties for them to see. They called at 11 am and I was showing them properties by 2.
