Borrower requires quick cash infusion of $1.3MM to finalize purchase of an IRS Tax Lien Certificate to be securitized after the redemption period by two commercial healthcare buildings in Texas with a current tax assessed value of $2.75MM. Borrower will pledge $1.2MM in equity in Florida real estate as well as Assignment of IRS Tax Lien Certificate as collateral and will allow first mortgage position on subject property at conclusion of redemption period. Looking for 12-month minimum term with all other fees/PPP negotiable. Borrower has deposited $208K cash and will forfeit if not funded by deadline.
