It was another good week for both condos and houses with activity in both. Maybe it was all our good weather that brought the buyers and sellers together. Here is this week's update:

New Listings

Nihilani 1C sold from the developer in 3/07 for $917,970 and is now listed for $799K.

Back on the Market:

Alii Kai 5104, priced at $899K, up from $849K, is back on the market after being temporarily withdrawn. It sold for $355K in 10/11.

Contingent:

Emmalani Court 423 went into escrow after 137 days priced at $559,500. The last sale was for $540K in 9/07. It took only 94 days for Hanalei Bay Villas 24 to find a buyer while priced at $869K. The seller bought this unit in 10/04 for $650K.

Withdrawn:

Hale Moi 209 came on the market as a “preview” priced at $565K. The unit sold for $140K in 3/92. It was then withdrawn before being released to the general public.

Price Changes:

Plantation 1212 reduced to $599,900 from $620K. It sold for $647,500 in 4/06. As noted above, Alii Kai 5104 increased from $849K to $899K. Now on to your Princeville Kauai single family home update:

Priced at $885K, 3795 Mapuana Place sold from the developer in 10/91 for $112K. 4170 Kalani Place is priced at $1.229M. It sold for $1.2M in 10/05.

Back on the Market:

3812 Punahele, with a list price of $2.7M, is back on the market after going into escrow on 9/20. The home sold for $2.2M in 3/17.

Contingent:

After 11 days, 3875 Kamahameha, aka Pukalani Condo #5, is in escrow while priced at $1.290M. 

Under Contract:

4225 Kekukanaoa moved from in escrow to under contract and should be closing soon. It is priced at $4.395M.

Withdrawn:

After 481 days, 4170 Kalani Place was withdrawn. Priced at $1.299M, this home sold previously for $1.2M in 10/05.

Price Changes:

4841 Moli Place reduced from $947K to $927K. The home sold in 10/12 for $395,500. Purchased in 10/01 for $539K, 3654 Keoniana is now priced at $995K after a reduction from $1.025M.

3696 Keoniana is priced at $1.218M after a reduction from $1.2680M. The last sale was in 3/18 for $612K. 4216 Kinau Place had a $76K reduction in price, and is now available for $1.249M. The home was purchased for $1.3M in 2/08.

That’s it for this week. Here we are, heading into the second week of October and so far we have 18 sales. Quite a long way to go to get to the 132 from last October.
