I have a long term lease on a property for which the owner is negotiating a short-sale. Must the buyer of a short-sale property honor my lease for the duration? Also, what are my obligations for showing the house when I have a comprehensive lease that has no clause for such necessity to show the house. Does anyone have answers or suggestions?

I do not have the patience to deal with short sales any longer. I'm more inclined to wait until they have foreclosed and are motivated to sell.
I just had a buyer that offered full price on a short sale for $120,000. He waited 6 weeks for an answer from Countrywide and the answer was a counter offer of $138,000. The property is not even close to a value of $138,000, in fact $120,000 was pushing the values for the subdivision.
The buyer has decided that he does not want to look at short sales - left a real bad taste in his mouth.
I feel for the people that are in a short sale situation but I feel like something has to be changed to protect the buyers also. We need to have some type of answer on an acceptable from the lender before we put these properties on the market. My buyers comment was this is bait and switch??? Offer it at $120,000 - come back with an answer 5 days before it was suppose to close at $138,000?
I wonder how the general public views this.
