Are your ready to Down size?

One of the increasing segments of Real Estate I am seeing, is home owners who tell me "MY HOME IS TOO BIG". From "the kids have gone to college", to their kids "have finally moved out" to "it is just too much home to take care of".  Nearly all of them tell me they can find lots of articles for "First time buyers" but little to nothing for Empty Nestor's and or those looking to down size.

 

The next question is often "What is their first step?"  I always light up when I am asked, as I love helping those who need to sell and are looking to purchase as well. By listening to their needs, asking their wants and must haves, we can start the process.  I like to start by going through their current home. Letting them know what it is worth. What they can do to make it worth more and help it sell quicker. Lastly what the market is like and how long it may take to sell. 

 

The next step is looking to see where they want to go. Are they looking to stay in this area, stay in NH or move to warmer climates. I let them know how we can help them buy their next home and how we can assist through each step of the buying and selling process. 

 

We next identify if they will be paying cash or will need a mortgage for their next home. For those that need a mortgage, we get them pre qualified at no cost to them. So we identified they want to sell. We know where they want to move and now know that they can buy their next home. The next step is determine what they want to buy. Such facts like, a newer home, one that needs no work, one that is easy to maintain and or all on one level. Then what size, how many bedrooms, bathrooms, a garage, a basement and what upgrades and or extras they want. We can then give them a list of what is for sale. Many need to see what is for sale to narrow what they really want or need. 

 

The last step is moving forward. Getting their home on the market. Finding and making an offer on their next dream home. Reports of little homes on the market are often over blown when you know where to look. Coordinating the sale of their home, the purchase of the new home and moving to and from, is what we provide support with. 

 

In the end, every case, every seller, every buyer all have different needs, wants and time frames. We take the time to listen to them and explain what happens next. Providing service, comfort and care is all part of the process. Getting them the highest sales price in quickest amount of time. Getting their new home at a good price and terms. That is what I do. 

 

The lesson to learn is it does matter who you list with. Having a listing agent who is prepared, organized and looks out for your best interest is a MUST. The buyer in this case was very happy. The seller may have began to realize how much was done by  the other side they bashed not knowing what the hold up really was. 

 

The MOST IMPORTANT thing in real estate for me, is to provide great service. To stand out from the crowd by being there through each step of the buying or selling process. My message that I want to share in Real Estate, is that my philosophy is simple, to provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

Your point about EVERY case being different is absolutely true and an agent needs to be able to ask questions, analyze the situation and help their client through the process. 

My husband and I downsized from a large home on acreage.  We bought another large home but on small lot because it will accomodate in-home care and the yard is easy to care for.   It worked well for me taking care of my husband but I'm not sure I want in-home care when the time comes. I might prefer a more social atmosphere such as an independent living community.  We'll see.  I hope that's not for many years.

Scott Godzyk  A very large percent of my clients down size . The hardest part for them is downsizing their possesions . The last thing they want to do is move things they do not need with them .

There is a funny thing that happened to me personally.  I bought my current home back in 1983.  The plan was to move up.  However, I got busy, my kids grew up, they moved out.  And, this "temporary" home of mine is now perfect for my needs.

I just had a similar case, they moved from a rural NH location with about 20 acres, a small farm they could no longer take care of. They wanted to be closer to everything and a much smaller lot, but still wanted to have a small garden so a condo was out. I found them a new 1 story home on a nice 0.3 acre lot just outside the city that was much closer but still some provcy they wanted Carol Williams

Communication is key when a couple is trying to either, upsize ( most of our clients - after downsizing for a few years), or downsizing. You are wise to recognize the many nuances of what that means, and what a big chore it can be to go from 3000+sq ft to 1200 sf.  Big decisions as to what has to go.
