Referral sources.

 

I am all over this idea that I have to farm manufactured home dealers as a referral source.

 

Real Estate Agents are referral sources.

 

The truth is that I am on the hunt daily for people purchasing homes, so my true target is someone buying a house.

 

My target (a homebuyer) walks into the hands of a real estate agent.

 

Assuming that the buyer is not paying cash, that buyer must absolutely, positively speak to someone about financing.

 

Most of the time, the buyer turns to the agent and looks for direction on who to talk to.

 

The agent then refers them out.

 

Now, Real Estate Agents get bombarded by solicitations of loan officers all day long.

 

Financial planners, divorce attorneys and home improvement companies are potential referral sources also; however, I have found that those entities are super hard to get referrals from.

 

I do not think there is a better referral source than manufactured dealers.

 

Let’s say they get 30 people walking onto their lot this month looking at homes. 10 are kicking tires, 10 don’t qualify for anything and 5 have cash and 5 need financing.

 

Where do they send those 5?

You really need to get your Arkansas license.  We have several tracks of land that would work perfectly for manufactured homes.

I will absolutely check my lead counts in Arkansas James Dray and will let you know tomorrow if I shall add that to my list. Are there a lot of dealerships out there?? Are manufactured homes something you see a lot of?? In Cleveland, there are literally NONE. Within my entire county, there are zero.

Good morning, Khash Saghafi you need to give them a reason to call you.... what have you done for them? what have you done for the owner of that community of manufactured homes? did you provide the land for them? NO.... do you have a team member who is an agent and is searching for land for them?  NO.... when you provide, you receive.... just sayin'.... again!

btw, been there....done that.... multiple times.... WON!

the only other option to that goal is to have a mutual contact (the juice) to get to the decision maker.... either someone delivers you or you hold the trump card and the decision maker comes to you because he wants what you consistently produce!!

Good morning,  Khash - in the markets you cover, do the sales of manufactured homes and vacant land for them(financing in your case)  make sense? I don't know the answer.  I guess I would need more/additional time to ponder.  Good luck.

Hi Michael!! Not in Cleveland (since there are no manufactured homes), but in states such as Oklahoma, Florida, Texas and Georgia -- yes.  Even in Ohio, they are definitely there, they are just not in the city?
