Have you noticed how willing people are to advise...on any topic...with complete authority.

Whether you are looking for it or not, everyone from your cousin to your hair stylist has suggestions and advice to share.

I think it's great when people are willing to help others. It's a wonderful thing when someone can share their first hand experience and spare others from making the same mistakes, save others time or help save them some money.

 

If you are looking for real estate advice,

advice on selling your home in particular,

it's really important to weigh all advice received.

Proceed with caution.

 

People can be quick to throw in their  two cents when it comes to selling  your  house. Two cents is about all their advice is probably worth. You usually get what you pay for.

 

 

When it comes to real estate advice.....everyone has some to offer.  

Your sister may know all about selling "for sale by owner" because that is how she sold her house. No agent needed....much more money to be made if you don't pay out a commission.

Your mother knows how much you should ask for your house because she knows the amount her neighbors got for their house last year.

Your co-worker knows all about home staging. All her friends say she is the best decorator. She can help you prepare your house for free.

 

All of this advice comes with good intentions, but remember that it's based on their opinions and their past experiences. It may be based on things they have read online or, even worse, saw on HGTV.

They mean well, but following their advice could be costly...you could lose valuable time and money.

 

Anyone can (and usually will) give advice, but it's the advice received from an experienced professional that is the most valuable. 

 

Looking for advice on selling your home? Ask the professionals.

Meet with several agents and choose the agent that you are most comfortable with.

Choose an agent who knows your local market and who has a proven track record.

Choose an agent who has a strategic marketing plan. 

Choose an agent who uses quality photos of their listings online.

 

Have a Home Staging Consult to determine what should be done prior to listing your house to guarantee the best mls photos and the most positive response from potential buyers. A two-hour home staging consultation usually only costs between $200 and $400 and can mean the difference between selling and sitting on the market.

 

The sale of your house is not something to be taken lightly. Whether it be a sellers' or a buyers' market, or somewhere in between...there really are no slam dunks in real estate. There are so many things that can go wrong if you don't have experienced professionals guiding you.

 

Choosing the right professionals is the key to a fast and profitable sale!
